What Happens on Inspection Day? A Step-by-Step Guide from Your Home Inspector in Victoria

If you have never been through a homeinspection before, you might not know what to expect when your home inspectorin Victoria arrives. Knowing what actually happens that day helps you show upprepared, ask the right questions, and understand the report that follows.

Before the Inspector Arrives

Vasili will review any available informationabout the property ahead of the visit. This includes the age of the home, thelisting details, and any seller disclosures. Older Victoria properties oftenhave histories worth knowing before setting foot on site.

The Exterior Walk-Around

Every inspection at Maximum Home Inspectionsstarts outside. We walk the full perimeter to assess the roof, gutters, soffits, foundation walls, grading, and drainage. In Victoria, where homes faceconsistent moisture exposure, this exterior review is one of the most tellingparts of the whole inspection.

We also look at window seals, exteriorcladding, deck structure, and any outbuildings on the property if they areincluded in the inspection.

Inside the Home: Systems First

Once inside, we work systematically throughevery major system. That means the electrical panel, plumbing supply anddrainage, heating and cooling equipment, and the hot water system. We check forcode compliance, signs of aging or improper installation, and anything thatposes a safety risk.

Every inspection at Maximum includes thermalimaging at no extra charge. The thermal camera lets us detect moistureintrusion and insulation gaps that are invisible to the naked eye. This isespecially relevant in Victoria's coastal climate, where moisture issues candevelop slowly behind walls.

Attic, Crawlspace, and Structural Areas

We physically enter attic and crawlspaceareas wherever safe access allows. These spaces often reveal issues that do notshow up elsewhere: roof leaks, inadequate insulation, pest indicators, andstructural concerns. We document everything with on-site photos.

The Walkthrough With You

Once the inspection is complete, we walk youthrough the property and explain what we found in plain language. No jargon. Ifsomething needs immediate attention versus something that can wait, we tell youdirectly. This conversation is included with every inspection.

The Report

Your detailed written report is deliveredwithin 24 hours. It includes photos of every area inspected, a hazard summary, and clear notes on what was observed. You can use this report to negotiate withsellers, plan repairs, or simply understand the property you are buying.
